A Comprehensive Guide to Condition Reports in the Northern Territory (NT)

In the Northern Territory (NT), Condition Reports record the general state of repair and condition of rental premises at the beginning and end of a tenancy. A report should be completed by the tenant and landlord at the beginning and end of the tenancy.

Condition Reports help prevent costly legal action down the track. It is also important you and anyone involved in the tenancy agreement understand their rights and obligations when it comes to completing these reports before they enter into an agreement with one another.

There is no standard form provided when completing a Condition Report in NT.

What is the Frequency of a Condition Report in the NT?

A Condition Report should be completed at the following times:

  • Entry Report - Completed at the commencement of the tenancy, within the first 7 days.
  • Routine inspections - at intervals throughout the term of tenancy (usually at least twice a year)
  • Exit (outgoing) Report - At the end of the tenancy

What should be included in my Condition Report in the NT?

If you plan to make your own Condition Report, make sure to include the following details:

  • Each room’s condition, including its walls, floors and ceiling
  • List and condition of fixtures and items left in the rental
  • Any additional and relevant details
  • A space for you and your tenant to sign

The Condition Report must be conducted within three business days after a tenant moves into the property by both parties. 

If it is not possible for both parties to attend or if a tenant does not attend at an agreed time then all parts of this process must still be completed without them being present.

It must be signed by both parties before returning to both sides within three business days after completion.

Is a Condition Report required if I renew a tenancy in the NT?

If you are renewing a tenancy agreement for the same property and at least one of the tenants is continuing onto the renewed agreement, then it is not necessary to complete a new Condition Report.

A Condition Report from the original tenancy agreement is transferred across to cover the new agreement. This report will detail any existing damage to the property, as well as its condition when you entered into the original tenancy agreement.
