What is RentBetter?

RentBetter is for property owners who want to cut out the middleman and maximise their return on investment by renting out or selling their property themselves.

We help landlords to find new tenants or sell their property by advertising their properties on Australia’s most popular property websites. We also help to facilitate the enquiry and application process to make leasing and selling properties as stress-free as possible.

Use RentBetter to:

  • Advertise on Domain and to find new tenants or sell your property
  • Receive and respond to enquiries
  • Receive and review applications electronically
  • Generate National Tenancy Database (NTD) reports for prospective tenants
  • Source legal residential contracts to ensure you and your tenant start the lease correctly

How does it work?

At RentBetter, we’re focussed on empowering property owners to find tenants and manage (or sell) their property themselves.

RentBetter makes leasing and selling your property easy:

  1. Create your own property ad, which includes a written description, uploaded photos and your chosen inspection times
  2. Within hours, your ad will be live on popular property websites and visible to thousands of prospective tenants or buyers searching for their next home
  3. RentBetter will then forward all incoming enquiries and application relating to your property to your email address
  4. When you find a preferred candidate, we can help you perform National Tenancy Database checks
  5. Once your property is leased, we will remove your ad and save your property details for the next time you are looking for tenants

You may also like to take advantage of the RentBetter Rental Management Platform to help you track rent, maintenance and generates a report for the end of financial year.

How much does it cost? 

We charge a flat fee of $199 to advertise your property for rent or $399 to advertise your property for sale. There are no commissions, ongoing charges or hidden fees, just a one-off fee to advertise until your property is rented or sold.

What is included in the service?

For a one-off upfront fee, RentBetter will advertise your residential property on and for as long as it takes for you to find a tenant or sell your property. Commercial properties are advertised on and

To assist in the residential rental process, RentBetter provides you access to industry standard online rental applications to help improve the efficiency of capturing applications.

RentBetter can also help you perform National Tenancy Database (NTD) checks on your preferred candidates at an additional price of $18 per report.

When you are ready to sign a residential lease agreement with a prospective tenant, you can also access the relevant documents through the site.


What type of properties can I list?

RentBetter is for residential or commercial property owners who are looking for quality tenants or to sell their properties.

Unfortunately, we are unable to list individual rooms in share houses or short-term holiday rentals.

Which websites do you advertise on and what type of ads do you run?

We know that and Domain are Australia’s two largest and most popular property sites so this is where we advertise your rental and sales property advertisements.

We offer the standard ad format as part of our regular service so if you would like to upgrade your ad to a priority listing on, please contact for more information.

How long will my ads run for?

Your ad will run for as long as it takes for you to find a tenant or sell your property. We want you to find a good quality tenant, so we don’t place time restrictions on your ad.

How do I get started? 

Simply click on the ‘Get Started‘ button to set-up an account, then add the details of your property and you’re ready to go…

How secure is my information? 

The privacy and security of members is a priority for us at RentBetter. High-security measures are enforced in order to maintain the security and integrity of customer information. Administrative access is restricted to only a small number of approved employees. A username and password is required to authenticate all users and security measures are in place to verify all password changes. Managing Your Property Ad

How long does it take for my ads to go live?

Once the ad has been submitted, our team will review it to make sure nothing critical is missing and the ad will be published within 2 to 4 hours of paying and verifying your property.

Will I get confirmation that my ad has been posted? 

Once your ad has been published, you will receive a confirmation email from RentBetter with the link to the online ad and an overview of the next steps.

How many photos can I upload to my ad?

You can upload up to 15 photos to your property ad and the files can be in any format, but JPG is preferred.

If you are having trouble uploading photos, please email them through to and we can ensure they are included in your ad before it gets published.

Can I edit and make changes to my ad once it has been submitted? 

Yes, just log back in and select ‘edit ad’ from the ‘My Properties’ page. We want you to be happy with your ad, so you can make as many changes as you like for no additional cost.

Once the changes have been saved, they will be reviewed by our team and your ad will be updated within 2 – 4 hours.

How will enquiries be managed?

RentBetter will automatically forward on any email enquires that come through your ad.

For prospective tenants or buyers that call through, we can either i) pass your details on to them or ii) collect the caller’s details for you to call back at a time that suits you.

How will tenant applications be managed?

Tenant applications will be sent through to you via email.

Prospective tenants can click on the ‘apply’ button in your ad and complete an online application using 1Form. This will then be emailed through to you by RentBetter.

How do I order a National Tenancy Database (NTD) check?

Simply log in to your RentBetter account and click the ‘NTD check’ button on the ‘My Properties’ page to order a report.

You will be asked for the following information about the tenant: the applicant’s name, date of birth, mobile, email, driver’s license number and state of issue as well as their current address. This information can be found in their 1Form application.

The cost per report is $18 so you will be asked to enter your payment details before submitting the request. Once submitted, the NTD report will be sent through to your email address within minutes.

Please note that these reports are not a substitute for reference checks, which we recommend you conduct every time for your potential tenants.

Can I rent out properties with more than one tenant per property? 

Yes. You can have up to four tenants on the same lease as individuals.

How do I remove my ad once the property is leased or sold?

Once you have successfully leased or sold your property, you can log back in and click the ‘Remove Ads’ button found on the ‘My Properties’ page to trigger the removal of your ad.

The details of your property will be saved in your RentBetter profile so that at the end of the lease, you can easily log back in to pay and run your ad again.

Can I upgrade my ad to a priority listing on

Yes. Just send an email to for more information on ‘feature’ and ‘highlight’ ad options.

Why would I use the Rental Platform?

How does the platform work?

We are always asked “now that I’ve found tenants, what do I do next?”

The rental platform is here to help answer that question by automating the steps required to help you collect rent. For those customers who decide the rental platform is for them:

  • Enter your lease details and invite your tenant to your lease
  • Rental payments will be scheduled, collected and tracked
  • Automatically collect and track rental payments from your tenant via credit card or direct debit
  • Automated notifications and alerts mean you’ll never miss a rental payment again
  • Automated ledger means you’ll always know your financial position

My agent wants 7% – how much will it cost with RentBetter?

For those customers who choose to use the rental platform, RentBetter charges a flat monthly fee of $36 (GST inclusive) to help you manage your own property

Where can I find copies of lease agreements and other rental documents?

You can find links to standard residential tenancy agreements by State in our blog article: Renting out your own property – getting the basics right with the ‘big 4’.

There you will also find links to rental guides, bond lodgement forms and condition reports as mandated by each State government.

What if I forget my username or password? 

Simply select ‘forgot password’ from the sign in page and follow the prompts. We will email you a link to reset your password.

Why am I not receiving email notifications? 

The most common reason that emails are not received is because of aggressive spam filters on email servers. Check your spam or junk mail folder for your RentBetter email notification and select “this is not junk” to add our address to your safe list.
