Here’s what you need to know about setting up a Lease Agreement in the Northern Territory (NT)

Lease Agreements in the Northern Territory are governed by the Residential Tenancies Act. The Act sets out the rights and obligations of landlords and tenants, as well as a range of other legal matters related to renting residential property. 

Under the Act, property owners and tenants must enter into a written agreement before entering into any tenancy.

The agreement must include:

  • The amount of rent that is payable;
  • The amount of bond money required;
  • The term of the lease;
  • If any tradespeople are nominated on the lease to call in case of an urgent repair;
  • Any additional terms

Why do I need a Lease Agreement?

You need a written lease agreement to avoid potential disputes that could arise between you and your tenant.

Without such an agreement, there is no clear understanding of who is responsible for what regarding repairs, rent payments, pet rules and other important issues.
