Drew has been a self-managing landlord for 12 years and signed onto the RentBetter platform to find a tenant for their property after some disappointing agent experiences.

Drew is in his 40’s and works in Education Design at a University by day. He recently shared a little about his experience using the RentBetter platform and how it’s helped him find the perfect tenant for his investment property. 

So what made Drew switch to self-managing his property? 

There were a few key factors that drove Drew into the world of self-management.

The first was that he felt that he was not securing good quality tenants and the high commission he was paying a an agent (around 6%) just didn’t seem worth it anymore. 

He said that when he had secured good tenants, they ended up leaving due to the terrible communication from the agent's side. Not only did this cost him money when the property was vacant but he was also paying a high fee for a service which was no longer being delivered in quality. 

When Drew made the decision to switch, he said the main goal was to choose who he wanted in the property, to be more vigilant and able to keep more on top with what is happening in his home. 

Drew signed up to the Match (Find a Tenant) plan and since doing so, hasn’t had a bad tenant experience yet. He said being able to connect to the main portals such as Realestate.com.au, Domain.com.au and Rent.com.au to advertise his property was an obvious advantage as it meant that he was able to cast his advertisement to a much wider net of people.

Drew also found an advantage in being able to access to the National Tenancy Database (NTD) which is the most extensive database in Australia for tenant checks.

The NTD by Equifax checks the backgrounds of prospective tenants for their identity and any black marks to help ensure that you mitigate the risk when choosing who inhabits your property.

Identity Information - RentBetter will verify your prospective or current tenant’s identity. This will be checked against a number of national databases and directories to give you peace of mind.

Bankruptcy information & court records - Has your tenant had past financial troubles or legal issues? RentBetter will double check their previous bankruptcy information and court records.

Directorship information - Your check will include a search of ASIC company data for any directorship and proprietorship info, including whether your tenant has been disqualified from managing a company. 

Drew said that the ability to manage all his enquiries and applications, run a check on a tenant and then sign a lease agreement all in the one place was something that was really handy and he's happy to now be in total control of his property.

Since self-managing his property he’s saving all the commission and that’s going right back into his investment - where it should be!
