Need to run an open home or show your property but can't be there for the inspection times? No problem! You can now book a pro to do it for you.

Many customers over the past couple of years have asked if we could run their viewings (Also called open inspections) for them. Often we get the line - “Can’t you just send someone to open the door for me?” 

Well, we have some good news for you - now we can! 

Property Viewings (also called inspections) are an essential part of being able to market your home. They are the most effective way to showcase your property but they can be time-consuming and challenging, especially if you’ve got a busy schedule or are note located near your property. 

Forget the days of running around for inspections, taking time off work or away from other important commitments. You can now manage your viewings and open inspections with ease through RentBetter.

Pssst - As we are still Beta testing this product, it’s currently only available in select locations but we are working on getting it out there and available throughout Aus as soon as we can!

How do Property Viewings (or inspections) work on RentBetter? 

The booking process is super easy with your RentBetter account.

Just follow these 3 steps:

Step 1 - Request your booking

All you need to do is sign up to RentBetter if you're a new customer with the details of your property, or if you already have an account you can simply just sign in and everything will be loaded in there for you. 

Navigate to ‘Marketplace’ and select ‘Property Viewings’ and you’ll be able to choose your property from the drop down menu. 

You’ll have the option to choose specific dates and times for us to conduct the viewings or, you can leave it up to our team to manage the times and we’ll confirm them with you. 

Step 2 - Your booking is confirmed

Your property details will auto-populate so now all you’ll need to do is provide the inspection details to send to our RentBetter team. 

Your booking request will be confirmed within 24 hours by us.

Step 3 - Booking scheduled

Provide your payment details and you’ll receive a confirmation email when your request has been scheduled. We’ll be in touch to confirm any details if needed.

Do I need to choose my viewing/inspection times upfront? 

Nope! If you’d prefer you can leave it in our hands and we’ll sort the best timings out for you and just let you know what’s happening. 

Can I pay per viewing/inspection instead?

Right now we can only offer inspections through a package. 

Whilst some properties can be rented out after one inspection, others may take a couple more. We’ve optimised our package to include 3 inspections to ensure you get the right tenant onboard.

I have tenants in my property, how do I notify them of upcoming inspections? Should I wait until it’s vacant?

If your property is tenanted you’ll need to ensure you’re providing the correct amount of notice for viewings as determined by your state. You should consult with your tenants with your intentions before making a booking to show the property. 

There’s no need to wait until the property is vacant though it may be preferred. There are some rules on when you can conduct the inspection if your property is tenanted, for example in NSW they can only be held in the last 14 days of the tenancy, so you should ensure you are checking with your state authority. 

How long will the viewing/inspection go for?

Viewings or inspections typically take no more than 30 minutes at a time so we have allocated around 20 minutes for each inspection. 

My property has some specific features or information that I need prospective tenants to know, how can I provide this to you?

You can provide any information you’d like us to know about your property that may not be featured on your ad in the ‘additional comments’ field when you are making your booking and we’ll ensure that the information is passed on during the viewing. 

This might include things like:

How long would you like the lease to be signed for? 6/12/18 mths (other?)

Are you negotiable on the term or duration of the lease? 

When would you ideally like the lease to start?

Does the property have aircon, heating or a gas outlet?

Any specific information regarding garage or parking?

Any specific information about entering property?

How will I get the keys to you?

We’ll have them picked up from you at your nominated address. A team member will be in touch with you to confirm the details for pickup. 

How will I know that my keys will be safe? 

We’ll treat your keys with the upmost care and they’ll be stored securely. In the very unlikely event that something happens to them, we’ll cover the costs for replacement. 

How can I find out the results of the viewing/inspection? 

We’ll log the details of everyone that attends your inspection and send them a follow up email with the details of the property along with an application link, should they wish to apply. 

How can prospective tenants apply to my property after the inspection? 

An application link will be automatically sent to each attendee after the inspection otherwise, they can also visit your ad to apply. You can also share your application link with anyone directly by clicking on the share application link button within the applications feature inside RentBetter. 

When will you return the keys? 

Your keys can be returned at any time at your request however if you wish for us to store the keys securely on a longer term basis we can also do this. 

You might like to do this is you wish to use other RentBetter services in the future such as Condition Reports or if you require future inspections of the property. 

My location isn’t available yet, when can I book?

Whilst the viewings feature is currently limited to select areas, we’re doing our best to get things rolled out across the country and we’ll let you know once more areas become available. 

Are there any extra costs involved? 

For $299 everything is covered including the key drop of and key storage should you wish to leave the keys with us. There are no other costs involved, we've kept things simple to ensure convenience.
