What is a Condition Report?

A condition report is generated at the beginning of the tenancy. It is a document describing the condition of the property, including fixtures and fittings, on a room by room basis. It must be completed at the start of the tenancy.

How can I book an inspector to conduct a condition report for me?

The process is really quite simple and we have included a guide below:

  1. Click ‘get started’ to set-up your account and your property 

  1. Select ‘condition report’ and choose the ‘book a professional’ option

  1. Enter your ‘contact details’  and the dimensions of the property e.g. bedrooms, bathrooms etc. We cover most of the country, but if for some reason your postcode does not match our service area, you will be informed

  1. Confirm your details and complete payment’ to request a booking

  1. Receive a call to confirm your details and the date of the booking

  1. Once the inspection has been completed, a copy of the report will be sent to you to review and you can either sign a copy on the platform or download it for your records

What is included in a property Condition Report?

To adequately report on the condition of the premises, there is typically a standard process and form used to capture a number of different dimensions:

  • The area or room being assessed

  • The quality of that room or area which is typically described using a label of clean, damaged and working

  • Additional commentary on that room or area to describe it or provide detail about the state of the area

  • Images to capture the way it is presented e.g. marks on walls or worn out carpet etc

  • A perspective from your tenant to agree or disagree with your comments

In many cases, the report is completed and a number of repairs or improvements required are captured, but not actioned. Using the findings to take action will be important for your tenant, but also for the ongoing maintenance of the property and to ensure it is well looked after.
